🏭 Production and Warehouse Complex

The large-scale production base includes existing and under-construction warehouse facilities with the potential for phased expansion. The new warehouse project calls for 5 blocks with a total area of 7,492 square meters, to be constructed in phases.

📦 New Warehouse Blocks

All blocks are single-story, hangar-style buildings with a rectangular layout and modular structure. This design allows for independent operation and unloading of each section.

A 2,985 square meter cold storage facility with a temperature range of 0 to +8°C has been put into operation:

Block A – 1,415 sq. m.
Block B – 1,570 sq. m.

Administrative and amenity area and mezzanine – 856.3 sq. m.:

Block A – 2 levels, height 4.5 m
Block B – 3 levels with functional zoning for utility rooms, storage areas, locker rooms, offices, a server room, and security

Technical specifications:

Clear height: 12 m; ridge height: 15.2 m
Floor level: 1.2 m
Floor load capacity: 6 metric tons per square meter

Blocks B (1,459 sq. m.), D (1,632 sq. m.), and E (1,416 sq. m.) are designed as multi-temperature solutions with the option to implement a BTS project tailored to the tenant’s requirements. These blocks do not include a mezzanine. Additional expansion of the complex is possible upon specific request.

Exterior walls: 100 mm non-combustible sandwich panels; Kingspan panels are used in some blocks

🚆 Additional Infrastructure

The site features two Class B warehouses, each measuring 5,000 sq. m., one of which is equipped with a cold storage facility.

The site has its own rail siding and a covered rail platform adjacent to the warehouses, allowing for direct unloading into the facilities. The complex has its own shunting locomotives and provides rail cargo handling services.

The facility is a large-scale logistics hub capable of multimodal cargo handling and further development to meet the needs of industrial and commercial companies.
